Window Sash Repairs

Make sure to check the sashes of your windows regularly for any damage, mildew and mold. You can save future repair costs by catching problems in the early stages, before they get out of hand.

The sash is an inside frame that can move vertically up and down in windows that are open. This article will show you how to do a variety of simple sash repair.

Weather Stripping

Wood window sashes add the classic look to your home. If properly maintained, they will last for years. They can, however, get damaged or deteriorated over time, due to exposure and normal wear and tear. Sash repair specialists can restore windows back to their original condition and maintain their appearance much longer than replacement windows.

The first step to repair sash window damage is to fix weather stripping, which can be found on both the sash and frame. It could cause drafts if damaged or is loose. To fix it, begin by determining the brand of your window and glass manufacturer date (etched in the corner of the glass or on the aluminum spacer between panes). Remove the sash and mark its width and fitters height so you can get new weather stripping that is compatible with the original.

Then, take it off and set it on a surface so you can access all four sides. If your sash was double-hung, take out the ropes and weights that should have fallen into the pocket within the jamb lining. After you have removed the sash using the utility knife, you can remove the weather stripping that was left by hand or with a putty knife.

Once the sash has been cleared, you can install the parting stops. These are long pieces of wood that divide the two sashes. Pam prefers to replace them with standard 1/2-inch-by 3/4-inch window trim from the lumberyard, however you can also use a piece of scrap wood.

After removing the parting stop and trimming it to length and then apply a thin layer of glazing compound on the bottom of the sash. Smooth the compound using your putty tool, and let it dry at least a day. Once the putty has fully cured and dried, you can apply an acrylic latex topcoat. This will protect the putty and give your sash a fresh appearance.

Sash Hardware

The hardware that holds the window sashes may wear out over time and use. This can result in the window or Fitters door that is difficult to open or close. The good thing is that fixing and replacing this hardware is typically relatively easy and affordable. If a sash isn't easy to operate you can try spraying some lubrication into the jamb channel, and then slide it open to see if this solves the issue. If not, the issue is likely with the balance of the sash and you'll need to take out the sash in order to access the hardware.

Window sashes should open and close without much effort. However, this may be difficult if the weights are worn out or the sash connecting rail isn't properly coated. This issue can be caused by a variety of factors, including the lack of maintenance or a mismatched weight rating for the particular sash.

If the hinge arms on a window begin to sag this can cause the sash drag and eventually hit against the frame in the opposite corner (Photo 1). To correct the issue, make sure that the sash is in the proper position within the frame's opening and take it off. If the sash was attached to the hinge arm, remove the hinge and replace it. Sash Weights

After the access panel has been removed, you can start working on the sash. Use a flat bar or chisel to pull the narrow partsing beads out of their grooves. If the sash remains in place, pull the mortise-and-tenon joints out using a hammer or screwdriver, then remove each wood peg. The sash should be able to move freely now, but it may need some lubrication in order to feel less stiff.

Determine the length of sash chain/sash cord required to reach the sash slot at the bottom from the pulley at the top of the jamb. Cut the cord/chain and then attach it as described in Step 6 above. You can do this with a hammer, nails or screws. However nails are less likely to cause damage.

It is recommended to keep the weights that came with the original counterbalance unless you have purchased a kit that will replace the old counterbalance. It's not expensive to buy them from architectural salvage stores and they'll be simple to install once you've got the sash opened. Based on the dimensions and shape of your window, you may need to use one or two sashweights in order to keep it open.
