Window Sash Repairs

Window sashes need to be inspected regularly for signs of mold, mildew, and damage. You can reduce the cost of repairs in the future by catching the issues early, before they become out of control.

The sash is an interior frame that moves vertically up and down in windows that open. This article will show you how to perform several simple repairs to sash.

Weather Stripping

Wooden window sashes can add a classic look to your home. They are also sturdy and can last many years if they are properly maintained. However, they may become damaged or degrade as time passes due to exposure to elements and wear and wear and tear. Fortunately, sash repair specialists can bring your windows back to their original condition and keep them looking fantastic for much longer than newer replacement windows.

The first step to repair sash windows is to address weather stripping. It's found on both the sash and frame. If it's worn or loose, out, it can lead to drafts and other problems. To fix it, begin by finding your window brand and the date of manufacture for the glass (etched in the corner of the glass or on the aluminum spacer between panes). Take the sash off and mark its width and height so you can get replacement weather stripping that matches.

If your sash is double-hung, you'll need to remove the weights and their accompanying ropes, which should have fallen into the intended pocket in the jamb liner. After you have removed the sash using the utility knife, remove the weather stripping that was left by hand or with a putty blade.

Once the sash has been cleared, you can install the stoppers that separate the two sashes. These are long pieces that split the sashes. Pam prefers to use standard 1/2-inch by 3/4-inch window trimming from the lumberyard. However, you can substitute with a scrap piece of wood.

After removing the parting stop and cutting it to length after which, apply a thin layer of glazing compound over the bottom of the sash. Smooth the compound using a putty tool, and let it dry for at least one day. Once it's fully cured then apply a top coat of acrylic latex paint. This will protect the putty and give your sash a fresh appearance.

Sash Hardware

The hardware that supports window sashes may wear out with time and use. This can result in the window or door that is difficult to open or close. It's good to know that replacing and fixing this hardware is usually straightforward and cost-effective. If a sash is difficult to operate, try spraying some lubrication into the jamb channel then slide it open to see if this fixes the problem. If not, the problem is most likely due to the sash balance and you'll need to take out the sash to gain access to this hardware.

Sashes for windows should be able to open and close with little effort. However, this may be difficult if weights are worn out or the sash meeting rail is not properly glazed. This issue can be caused by a number of factors, including the lack of maintenance or a mismatched weight rating for a particular sash.

If the hinge arms of a upvc window repair are starting to sag, this can cause the sash's to drag and eventually land on the frame in the corner that's directly opposite the hinge arm (Photo 1). To resolve this issue, first make sure the sash is squarely inserted into the opening of the frame and then remove it from the window. If the sash is screwed to the hinge arm, you'll have to loosen the hinge arm and replace it (Photo 2). Next, install the new sash (Photo 3).

Old windows, particularly those in older homes, can be difficult to open and close due to sagging hinges and an overall inefficiency. In many instances, a few minor repairs can turn these windows into smooth operation for the first time and save the homeowner money on energy costs.

It is important to have the tools needed before you start. Mark the hinge channel's location on the frame (Photo 1) with pencil. This will help you get the channel back in the correct position after you've finished. Remove the sash, and remove all the hardware, including the parting beads, cords, and chains that help to hold the sash. Soften any hardened putty using the help of a heat gun set at medium and equipped with a shield to block the nozzle. Remove the old sash and keep it in a labeled bag.

Sash Weights

If your window sash repairs are to replace a broken cord or to keep the windows functional, replacing worn out weights for sash will improve its operation and cut down on the energy cost. Sash weights are composed of heavy iron or lead cylindricals that are contained inside a concealed cavity, and attached by ropes to the moveable window sash. They provide counterbalance that allows the window to be closed and opened without the need for mechanical or electrical devices. The sash-weights are typically ignored or discarded by homeowners and then turned into scrap when they fail; therefore you may have to locate replacements.

It's difficult to retrieve a sash-weight that has fallen from the cavity, so you'll need to find one that is suitable for the. You will also require a fresh piece of string, a length sashcord and some sashpulleys to tie the weights you are replacing to the cord.

Mortise and Tenon joints can be used to join older wood windows. The wood pegs that hold the parts together can be removed by pin punches and hammers. The majority of these pegs are big on one side, but smaller on the other. It is crucial to remove first the smaller diameter sides. Sashes made later in the century utilized glue instead of pegs and can be separated by cutting through the glue line using the help of a knife, and then tapping the mortised section loose using a mallet.

After the sash is released, you can remove the sash stops and access the weight pockets. This is usually done via tiny holes at the bottom of every jamb. This hole is covered by a wooden access panel which can be removed so that you can observe the inner workings of the frame.

After you have the sash stopped and the access panel removed, you will be able to take off the old sash weight and replace it with the new. Make sure you weigh the sash before you do this, since the weights that were previously used may be a different size than the one you need. Once the new weight is installed then tie a string to it and then thread it through the pulley of the sash. Then, you can attach the string to your boxed frame. Leave a few inches at the top of the string to allow for future adjustments.

Sash Cords

Most double-hung windows of the past come with a chain or cord attached to the weights which helps keep the sashes in balance in the jamb. As time passes, these cords may break, making it impossible to raise the window. A new sash cord will give you the ability to move the sash upwards and downwards and will keep it in its place when it is opened.

To replace sash cords, the first step is to remove the access panels from the jambs. They are usually screwed or nailed in and need to be removed. It is possible to remove them using a hammer or chisel, but it is always best to lay out dust sheets prior to starting any work.

Once the access panel is removed, you can begin working on the sash. Utilize a flat bar or chisel to pull the small parting beads out of their grooves. These are often wedged in or nailed but can be removed which is why it's worth your time here. If the sash is in place, remove the mortise and the tenon joints by using a hammer and pin punch or screwdriver, and then take out the wood pegs that are on the components. The sash should be able move around freely now, however it may need some lubrication to feel less stiff.

Measure the length of sash chain/sash cord needed to reach the sash slot on the bottom from the pulley at the top of the jamb. Cut the cord/chain and then secure it as in Step 6 above. You can use a hammer, nails, or screws. However nails are less likely than screws to cause damage.

Unless you've bought a kit that replaces the counterbalance system that was in place before, it is recommended to keep the original balancing weights in place. They're not expensive and simple to install if you buy them from architectural salvage stores. Depending on the dimensions and shape of your window you may need to use one or two sashweights in order to keep it open.
